Nils Collett Vogts vei 44 – densification through rehabilitation

At Nils Collett Vogts vei 44 in Voksenåsen, Oslo, POETIC has submitted a planning application for the rehabilitation of an existing detached house and the construction of a new detached house. The project is situated within a sloping residential area where topography, vegetation and views are among the site’s defining qualities.
The plot lies below the road, with favourable sun exposure and generous views. Rather than treating the property as a neutral development site, the project begins with what is already present: the terrain, the existing building structure and the green character of the neighbourhood.
Building on what exists
The main architectural approach is to continue and upgrade the existing building. House A is rehabilitated, insulated and remodelled with a new upper floor. Parts of the basement and ancillary areas are also proposed for conversion into habitable space. In this sense, rehabilitation is not merely a practical measure, but an architectural and environmental strategy.
At a time when much small-house densification is carried out through complete demolition and new construction, the project represents a different approach. Existing building resources are retained, while the house is given new use, improved energy performance and a more precise relationship to contemporary living requirements.
Alongside the rehabilitated house, House B is introduced as a new detached dwelling on the site. Together, the two houses are organised as two clear volumes. This allows for a more concentrated use of the property and preserves larger, continuous outdoor areas.
Energy as an architectural premise
Energy is a central theme in the project. The upgrading and insulation of the existing building are combined with the proposed installation of solar panels on the roof. The solar panels will be designed with surfaces that minimise reflection, taking into account neighbours, the wider landscape and the building’s visual impact from a distance.
The environmental ambition of the project does not lie in a single technical measure, but in the combination of several strategies: rehabilitation rather than full demolition, the upgrading of existing structures, improved energy performance and local energy production.
This gives the project a relevance beyond conventional residential densification. It is not simply about adding floor area, but about increasing the quality, performance and lifespan of what is already built.
Views, sunlight and quality of living
The sloping terrain offers strong views, but also demands careful positioning and precise landscape work. The project seeks to use the terrain as a resource, rather than treating it as a problem to be levelled out.
The houses are organised with outdoor spaces, terraces and balconies oriented towards sunlight, views and good places to stay. The transition between inside and outside therefore becomes an important part of the project’s living quality. The aim is to create homes with a close relationship to the landscape, generous daylight conditions and clearly defined private outdoor spaces.
The material palette is planned around robust materials, including timber, concrete and muted colours. The architectural expression does not seek to dominate the landscape, but to enter into a calm dialogue with the terrain and vegetation.
Precise densification
The project remains within the permitted development ratio of the zoning plan, with a calculated site coverage of 17.98% BYA. Yet the most important quality may not lie in the percentage alone. It lies in the attempt to make densification more site-specific.
Nils Collett Vogts vei 44 demonstrates how new housing in established residential areas can be developed through a more careful and precise architecture: by rehabilitating rather than demolishing, by treating energy upgrading as part of the architecture, and by allowing terrain, views and existing green qualities to guide the project.
